Columbine West Real Estate Remains a Strong Seller's Market in 2015.  With a record number of sales in 2015, Columbine West continues to outpace the overall market performance in Littleton, CO.

There were 96 homes sold in 2015 in Columbine West.  This is an average of 8 per month.  The strong sales pace, combined with a very limited inventory, also had an impact on home values and the length of time it took to sell a home.


With an average of 8 homes being sold every month, there is a significant need for Sellers in Columbine West.  As of today, there are 0 homes that are "Active".  Such limited inventory has driven the Median Days On Market down to just 5 Days!!  If a home is priced right, staged and in good condition, it will sell very quickly in Columbine West.


Littleton, CO finished 2015 with an increase in Median Sales Price of 12.3%.  Columbine West Real Estate performed much better than Littleton Real Estate, with a Median Sales Price increase of 14.3% !!  This increase was helped by the sales of a few of the newer homes in the neighborhood that sold for over $400,000.

Columbine West Real Estate Remains Strong!

Columbine West Real Estate Remains Strong with its performance through 2014.  Last year, there were 70 homes sold in this Littleton neighborhood, slightly above the average sold over the last four years.  Columbine West is one of the largest neighborhoods in Littleton/Unincorporated Jefferson County.



The best news for Columbine West real estate is that our prices are continuing their strong improvement.  Columbine West home values have improved 31% since 2011, when we had a significant number of foreclosures and short sales, and were up 9 percent over 2013 values!!  As a long-time Columbine West homeowner and President of the Columbine West Civic Association, this news is very exciting to me!!



As of today, there are no homes available for sale in Columbine West.  Do you think it's a "Seller's Market" ?
An average of 5 to 7 homes sell every month in Columbine West.  The demand is so strong from all of the Buyers searching for homes, that virtually every house that comes on the market in Columbine West is gone in a matter of days.  If a home's in good shape and priced correctly, it will sell quickly and will most likely have multiple offers.  Columbine West has one of the strongest "Seller's Markets" in the area!!

Columbine West Community Garage Sale 5/9 - 5/11

The annual Columbine West Community Garage Sale is this weekend!!

Columbine West is bordered by Ken Caryl, Wadsworth, Coal Mine and Pierce in Littleton.

Each participant determines their own hours.  Maps are available at participating locations and at most entrances to the neighborhood.

The Columbine West Community Garage Sale is sponsored by CWCA and Realtor John Basila.

Columbine West Community Garage Sale 5/9/14 - 5/11/14

It's that time of year again, and Columbine West Realtor John Basila is once again sponsoring the Columbine West Community Garage Sale!!  Originally scheduled for the first weekend of May, the Community Garage Sale has been moved to the following weekend so that an article can appear in the neighborhood newsletter.

Participants will receive directional signs that they can place at their corner to draw in visitors.  Each participant determines their own hours.

An ad will be placed in the Columbine Courier and on Craigslist alerting the public to our Columbine West Community Garage Sale.

Directional signs will also be placed at each entrance, along with Maps to each participant.

The Salvation Army will come through the neighborhood on Monday May 5th or Tuesday May 6th to pick up any items for donation.

Columbine West Real Estate Has Record Year!


Home Sales and Home Values increased in 2013 to their best performance over the past 5 years.


In 2013, there were an average of 7 homes sold each month.  Currently, there are only 2 "Active" listings, which means there's still a lot of demand for homes in Columbine West.

This Seller's Market has helped our average prices improve, and there are a number of homes that have sold in Columbine West for more than $300,000 in the past year.

In Littleton, our Inventory of "Active" properties is roughly one-third of what it was a year ago (February).
